What to watch for in a rental contract

Deposit return terms, who pays for repairs and rent increases — three clauses that cause most disputes.

State when the deposit may be withheld. The word "damage" is vague — a concrete example is better.

Routine repairs fall to the tenant and major works to the owner; put that in writing.

Rent should not rise before the term ends. Any future increase can be fixed in advance.
